CONTRACT AGREEMENT
This agreement is hereby entered into between Mrs. Debora Aryanti and Mr. Radiktya Kuntodi on Thursday, 31st of May 2006. We, who sign below:
1. Mrs. Debora Aryanti
As herself who lives in Jl. Ciawi I No.11 Kebayoran Baru, South Jakarta, which is the owner of the house in Jl. Cibeber III No.10 Kebayoran Baru, Jakarta Selatan, hereinafter referred to as “1st PERSON”.
2. Mr. Radiktya Kuntodi
As himself who lives in Jl. Daksa II No.24 Kebayoran Baru, Jakarta Selatan, as a renter, hereinafter referred to as “2nd PERSON”.
From both PERSON, each behave according the statement above proclaim that they agree to sign this Contract Agreement with terms and conditions, such as:
Article 1
CONTRACT OBJECT
1st Person is hereby given the agreement to the 2nd Person to rent a house that belongs to the 1st Person, which resides in:

Hereinafter referred to as “contract object”.
Article 2
TIME FRAME
This Contract Agreement is valid for 12 (twelve) months in a row, started from 1st of June 2006 and will expire on 31st of May 2007
Article 3
VALUE OF THE OBJECT
The value of renting for 12 months is US$ 70.000 and paid on 31st of May 2006. This agreement is also officiate as a valid quittance in the presence of the witnesses.
Article 4
APPLICATION OF THE BUILDING
1. 2nd Person strictly prohibited renting the building to any other person or and to any other company either only a part or the whole part of it.
2. 2nd Person strictly prohibited making any alternations or any other accessory in the house or on the home yard without written approval from the 1st Person.
Article 5
DUTES OF THE 1st PERSON
1. 1st Person guarantee that the land and the building of the house that he/she is rented to the 2sn Person are officially belongs to 1st Persons’ own, and not attached as a debt-claim or a lawsuit with any other parties.
2. 1st person guarantee that within the 2nd Person contract period, 1st Person has no rights to break the contract agreement by one sided as long as the contract is still valid.
3. 1st Person has rights to controlling the house condition with the notification to the 2nd Person before.
4. All the retributions and any other taxes, which are related to that building, are the 1st Persons’ responsibilities.
5. A little damage or any other breakages are including to the common maintenance, unless it caused by the ‘force mayeur’.
6. 1st Person has the responsibility for all the damages, which caused by the error-construction and any other things that is compulsory by the government.
Article 6
DUTIES OF THE 2nd PERSON
1. 2nd person is responsible to take good care of the house include the facilities and any other appliances as well as his/her.
2. The using of the water, telephone, electric, sanitation, securities and any other billings that appointed by the sectional government within the contract period are the responsibility and compulsory paid by the 2nd Person.
3. Billing for the water, telephone, electric, sanitation, securities billing at the last month of the contract period are the obligation for the 2nd Person.
4. 2nd Person has to service the Air Conditioner per 6 month.
Article 7
CLEARING AND RETURNING OBJECT
1. When this contract period ends, 2nd Person obligate to return all the object in the good and clean condition, not only for the stuffs that is written in the list which is not separately in this contract
2. Clearing and returning of that house should be done at the latest 2 weeks after the contract period ended, which is on 15 of May 2007.
3. Slowness of the returning will be charged Rp. 500.000 each day of the lateness.
4. If the 2nd Person haven’t clearing and returning the house until due date, the 1st Person has the rights to clearing that house by him/her self in him/her own way, without any permissions from any other parties.
Article 8
ANOTHER CIRCUMSTANCE
1. Any other thing that is written in this contract will be discussed agreed by two parties.
2. If there any conflict between the 1st and 2nd person that could not able accomplish, then both of the parties choose to finish it in Court of South Jakarta.
3. This Contract Agreement is made in double, per each completed by cachet and has the same intensity of law.
